Detached house on fully fenced land of 3200 m2.

The house has 3 bedrooms and 2 bathrooms as follows:
- 1 bedroom with 1 160 cm bed for 2 adults or children with individual bathroom.
- 1 bedroom with 1 160 cm bed for 2 adults or children with a 2nd shared bathroom.
- 1 bedroom with 2 separate beds of 90 for 2 adults or children with a 2nd shared bathroom.
- 1 individual bathroom accessible through the bedroom equipped with 1 90 x 90 shower, 1 WC and 1 sink unit.
- 1 shared bathroom accessible via the corridor equipped with 1 Italian shower, 1 WC and 1 sink unit, 1 built-in wardrobe.
- 1 large living room with sofa bed for 1 person.
- 1 large screen TV, satellite and terrestrial antenna, access to international channels.
- 1 dining room with 2 m x 1 m table (8 adults).

Access
The house is designed to be accessible by car, either by the Chemin de la Burnade, protected by a sliding gate or by the Rte de Barjac protected by a swing gate. A closed garage is located in the same building, under the accommodation, well sized to park a medium car or bicycles or motorcycles. Access to the living level is possible by an internal staircase in the building or by an external path on the property. The property allows free parking for 5 cars on the garage level plus 2 cars on the house level.
The entire accommodation is on one level with the terrace and the swimming pool, easily accessible from the parking area (also by wheelchair.)

Life quality
The house was completely renovated in 2016 with exterior insulation following the RE2020 standard. Equipped with a double flow VMC with heat recovery and fresh air suction is done through a Canadian well which allows you to naturally cool the house in summer and preheat it in winter. Heating (if necessary) is done by very low temperature underfloor heating powered by a heat pump. All windows are equipped with mosquito nets. Thanks to the RE2020 standard, the accommodation is intended for all-season rental.

Geographical location and leisure activities
The ideal geographical location to access the heather woods on foot via the path of the burn, without having to travel with a car. The heather wood, a protected natural site, offers access to several well-marked PRs or the GR4 for walks. Several well-marked trails designed especially for mountain biking. The region offers a large number of circuits on the small departmental roads to discover the region by racing bike or motorbike. A pétanque court with its well-shaded aperitif corner is available on the property to spend quality moments with the family. 500 m away (on foot) during the high season is a horse riding site “Les cheveaux du gour d’estelle” which offers beautiful guided horseback rides in the heather woods. 3 km from the accommodation, direction Vallon pont d'arc, is the Ardèche river which allows you to practice the sport of canoeing, SUP and swimming. An adventure park is 1 km from the accommodation towards Barjac.
