With the Gulf of Morbihan as a backdrop and direct access to the coastal path, just 750m from the beach (gulf side) and 4km from a golf course and the ocean beach, this detached architect-designed house of 170m² features a beautiful, spacious entrance hall with cloakroom and storage. There is a separate toilet with a washbasin. The generous, light-filled 70m² living room is the heart of the house, with a TV and wood-burning stove, and an open-plan kitchen with a large central island (4-burner induction hob, refrigerator with freezer compartment, dishwasher, steam oven, microwave, electric oven, Jura bean-to-cup coffee machine, Krups capsule coffee machine, kettle, and toaster). The living area boasts a beautiful north-facing wooden terrace overlooking the sea, and a second terrace off the kitchen, facing west, allows you to enjoy the afternoon and sunset sun. The master suite features a 160x200 cm bed (or two 80 cm beds), a wardrobe (shelves/hanging space/drawers), an en-suite bathroom with a bathtub and shower, and a separate toilet. This sleeping area enjoys views of the Gulf.
Upstairs, part of the mezzanine is used as a sleeping area, screened from view by a screen, offering additional sleeping space for two people with its two 80 cm beds, and another section furnished as a desk. The mezzanine and the two upstairs bedrooms both benefit from a beautiful wooden terrace overlooking the garden, offering a unique view of the Gulf of Morbihan. Its tides and ever-changing colors provide a captivating spectacle of the surrounding wildlife, where numerous bird species find refuge. Time seems to stand still.

The left wing offers a second bedroom with a 160x200 cm bed or two 80 cm beds, a wardrobe (shelves/hanging space), and small storage, as well as an adjoining shower room with toilet. The right wing offers a third bedroom with a 160 cm bed (made up of two mattresses), a wardrobe, and a chest of drawers. There is also a shower room with toilet.

Underfloor heating is provided on the ground floor, and portable radiators are installed upstairs.

A 3000 m² enclosed garden with mature trees completes the setting. A low stone wall marks the garden's boundary before you reach the coastal path and the gulf, accessible via a gate. It is recommended that very young children not approach the easily accessible wall unaccompanied. Garden furniture is provided.

The garage includes a washing machine, dryer, and sink. There is also a small refrigerator and freezer.

In terms of comfort and amenities, the house is in excellent condition and offers everything you need for a seaside stay.
Designed for families, the property provides baby equipment (travel cot, high chair). Pets are welcome (only on the ground floor).
