At Moulin des Rathes, you'll stay in an exceptional setting on a 6-hectare property bordered by a river. The surroundings include a pond, the forest, the Armançon River, walking trails, the mill where the owners live, and three gîtes (self-catering cottages). An ideal spot for anglers and hikers. If you're looking for peace and quiet in nature, you'll be delighted by this single-story accommodation. The cottage is located on the ground floor of the old mill, the owners' residence. The millrace flows beneath the cottage, and the terrace, complete with a table, chairs, parasol, and barbecue, is situated above it.

The 25 m² living area features an open-plan, fully equipped kitchen, dining area, and lounge. The sleeping area comprises two bedrooms: one with a king-size bed (180x200cm) or two single beds (90x200cm), and the other with a queen-size bed (160x200cm). Each bedroom has its own private bathroom. A separate toilet/washbasin. You will enjoy your private, unfenced 60 m² terrace by the water, furnished with garden furniture and a barbecue. To top it all off, you will have access to a shared swimming pool (6.5 x 12 m) with the occupants of two other small cottages. The pool is heated from mid-May to mid-September and secured by a barrier. Pont-et-Massene is a pretty village in the Auxois region, located just a few minutes from the motorway exit. The village is lively in season thanks to Lake Pont: a beach for swimming, a children's playground, a water sports center, picnic tables, and two restaurants. The lake is just a few minutes' walk from the cottage. A marked trail allows you to hike around the lake for 12 km. The medieval town of Semur, 4 km away, offers all shops and services. Nearby: the castles of Epoisses and Bussy-Rabutin, the Alésia Museum Park, Fontenay Abbey (a UNESCO World Heritage Site), and Flavigny-sur-Ozerain, one of the most beautiful villages in France. Hiking and cycling trails. All-inclusive cottage (beds made upon arrival, towels, and end-of-stay cleaning included). Electric vehicle charging point with a meter for billing per kWh (45 cents/kWh). The property features a river and ponds with steep banks; children must be supervised by their parents. Secure parking for cars and/or trucks.
