It features a large 45 sq m living room with an open-plan fitted kitchen, dining area, and lounge. There are three bedrooms: two with double beds (140 cm) and one with two single beds (90 cm). A shower room with a walk-in shower and a separate WC complete the ground floor. A cot and high chair are available. An additional ground-floor extension offers two further bedrooms with double beds (140 cm), a shower room, and a separate WC. A balcony, parking, and enclosed courtyard are located in front of the house. A large 1500 sq m garden is also available. A secure garage on the ground floor is available for storing several bicycles. A pétanque court is also available. An unheated swimming pool measuring 7m x 3.5m, with a depth ranging from 0.90m to 1.60m, is open from mid-May to October, weather permitting. Guests have access to the communal tennis court. The motorway is 1 km away as the crow flies (double glazing). Near the Etangs d'Or nature reserve: walking trails and fishing area. Places to visit: Beaune and its Hospices, a UNESCO World Heritage Site. Numerous festivals and events throughout the year. Restaurants and wine cellars offering tastings. The Voie des Vignes cycle route between Beaune and Santenay winds through the vineyards. Access to the house is via a few steps; therefore, this gîte is not suitable for people with reduced mobility.
