Located on the banks of the Loiret River, this country cottage welcomes you to a spacious, characterful 220 m² house, ideal for holidays with family or friends. Nestled in a peaceful setting, just twenty minutes from Pont-sur-Yonne, it offers comfort, space, and a welcoming atmosphere for up to 10 people. Upon entering, you'll discover a large, bright living area of approximately 60 m² comprising a living room, a dining room, and a fully equipped open-plan kitchen. The living room features a very large corner sofa, a television, and a fireplace, perfect for sharing cozy moments. The dining room has a large extendable table, ideal for large gatherings.

The kitchen provides all the necessary equipment for comfortable cooking: oven, microwave, Tassimo coffee machine, as well as a Ninja coffee maker (available in a separate, small utility room), and all the essential utensils for your meals during your stay.

On the ground floor, you will find two double bedrooms, each equipped with a king-size bed (180 cm) and a television. A first bathroom with a bathtub and shower completes this floor.

Upstairs, the sleeping area continues with three more very spacious bedrooms: one bedroom with a king-size bed (180 cm) and two bedrooms with king-size beds. Each bedroom also has a sitting/relaxation area, ideal for enjoying a moment of peace and quiet. A second living room is also located on this floor, furnished with a sofa, board games, and a PlayStation 5 console, perfect for relaxing with family or friends. A second bathroom completes this floor.

The exterior, currently being finished and available from April, will offer a large enclosed garden, ideal for enjoying sunny days, a terrace (not fenced), and a swimming pool for cooling off and relaxing.
