Located on the edge of the Baye Pond, this charming little house has been completely renovated and offers views of the pond.

A paradise for anglers, but also for water sports enthusiasts, hikers, cyclists, and nature lovers... And what a pleasure it is to end the day at Restaurant La Marine, just a 5-minute walk away. The spacious living area sleeps 2 to 4 people and features a wood-burning stove, flat-screen TV, high-speed internet, and a very comfortable double sofa bed (no extra charge). The fully equipped, brand-new open-plan kitchen includes a bathroom with a walk-in shower, adjoining the bedroom with a double bed (140x190cm). There is also a separate toilet.

Outside, a large south-facing terrace overlooking the pond is furnished with a table, chairs, parasol, and griddle (gas bottle provided). The enclosed, landscaped garden covers 650m² and includes two sun loungers and two private parking spaces. Two bicycles and a double paddleboard are available for your free use.

On site: The Vaux and Baye ponds with their water sports, the 16-lock staircase and its valley at Sardy-lès-Épiry, and the Collancelle vaults.
Nearby: The Mingot aqueduct in Châtillon-en-Bazois, the Nivernais canal, the Merle pond leisure center, the Morvan Regional Natural Park and its large lakes (Pannecière, Chaumeçon, Crescent, Les Settons), trout fishing on the Cure and Yonne rivers, Nevers, Pouilly-sur-Loire, Sancerre and their vineyards, Vézelay and its Basilica. A few steps lead to the gîte, then it's all on one level.
