On the raised ground floor: a large living room with an open-plan kitchen and direct access to a large terrace and the garden. The living room is equipped with a television, DVD player, and fireplace (wood provided). On the first landing: a bedroom (one 160 x 200 cm bed) and a shower room. On the second landing: a bedroom (one 160 x 200 cm bed) with an en-suite shower room and separate toilet, and a large bedroom (three 90 x 200 cm beds plus a 90 x 190 cm sofa bed) with a library and games that will delight children. A fourth bedroom for two people (160 x 200 cm bed), with a washroom, is accessible from the courtyard (not connected to the main house internally). Outside, there is garden furniture, a wooden lounge set, a barbecue, deck chairs, swings, etc. The shaded garden, approximately 800 m², is fully enclosed and includes private parking. Beds made upon arrival, linens provided, end-of-stay cleaning, heating, and electricity are included in the price of your stay. Located 45 km south of Troyes and 20 minutes from the A5 motorway, Balnot-sur-Laignes is a charming little village situated on the Champagne tourist route, in the heart of the Côte des Bar vineyards.
