Located on a quiet one-way street with parking, within a small, shared-ownership building, this two-room duplex apartment, situated on the first and top floor, offers a pleasant and functional living space.

The entrance opens onto a hallway leading to a windowless bedroom furnished with a double sofa bed (140 cm), a laundry room with a washer-dryer and storage, and a shower room with WC. The main room comprises a dining area, a living area with a sofa and television, and, in an alcove, a fully equipped kitchen including a refrigerator, microwave, two-burner induction hob, extractor hood, dishwasher, and Nespresso machine. The entire space opens onto a quiet, south-facing terrace, offering privacy and tranquility, equipped with an awning and outdoor furniture. Upstairs, in a duplex layout with limited ceiling height, access is via a steep staircase of about a dozen narrow steps. The room, lit by a Velux window, is furnished with a queen-size bed and a television.

The apartment is well-equipped and ideally located for walking everywhere: beaches and a Monoprix supermarket are 250 meters away, the municipal market (Place des Marquises) is 450 meters away, and Arcachon train station is 950 meters away. Access to the apartment is via a shared staircase of about twenty steps. Street parking is free.
